PLEASE NOTE: The cottages and all facilities of the Three Oaks Resort are for the exclusive use of our registered guests only. All visitors or guests will be required to check in at the office and or purchase a day pass and must sign a waiver of liability for use of facilities. All reservations accept the inherent risks of use of the property and facilities and agree to hold harmless the owners from lawsuits or liability due to accidents or injury while at the resort or after leaving.
Guests who exceed the maximum allowable occupancy number for any cottage will be asked to leave without a refund.

Pet Policy
Due to past problems and at the risk of losing longtime customers, we are implementing a preapproval for any pets before arrival. Pets are allowed in Cabin 4 or the Captain’s Quarters only. There will be a $25 cleaning fee added to the reservation. All pets on site must not be a nuisance and must be fully housebroken. Animal waste must be picked up at the time of occurrence. If damages occur or extra cleaning is necessary, your credit card will be charged accordingly.
Deposit/Cancellation Policy
A Deposit of $150 is required with each cottage rental, balance is due upon arrival.
Cancellation of your reservation and refund of your deposit, less a $25 service charge will be refunded only if the cottage is re-rented for the entire reserved period. No refunds for cancellations received less than 45 days prior to your scheduled arrival date, early departure, holiday weekends or inclement weather. TO AVOID ANY CONFUSION, YOU WILL BE CHARGED FOR THE DAYS YOU RESERVE.
